Booking Terms

All prices are for the property as described. All properties are available from 3pm (unless otherwise stated) and must be vacated by 10am on the day of departure. Failure to do so may result in a levy imposed on you by the property owner or his/her caretaker.

If payment is made by cheque, please make payable to 'Robin Hood's Bay Holiday Cottages Limited'.

Prices do not include holiday cancellation insurance and you are strongly advised to take it out yourself. If you have to cancel your holiday, you must telephone or e-mail the Agent immediately. If we are able to re-let the property, the balance will be refunded to you but you will forfeit your deposit. If we are unable to re-let, you will lose all monies paid by you at the time of cancellation.

Very occasionally, forces beyond our control will render the property unfit for letting at the time of your holiday. Should this occur, the Agent has the right to cancel your booking but will endeavour to find alternative accommodation for you where possible. If alternative accommodation cannot be found or if you refuse it on reasonable grounds, the Agent will refund all monies paid by you.

The cleanliness and quality of the property are the responsibility of the property-owner. Although the Agency bears no responsibility, it will do all within its capabilities to remedy any reasonable problems you have.

Please note that you are required to keep the property clean and tidy and leave it in a similar condition to that in which it was found. You are requested to wipe up spills, wash, dry and put away all pots and utensils and take out all rubbish and foodstuffs when you vacate. Please do not move furniture around and please replace smaller effects if you move them. Dispose of all rubbish thoughtfully and according to instructions.

You are liable to the property-owner for any damage incurred to the property and/or its contents by you or any member of your party during your stay. Damages must be reported to Robin Hood's Bay Holiday Cottages immediately.

You are reminded that you must not smoke in the property. In addition, we must insist that you don't light candles in the property at all or for any occasion.

If pets are not allowed in your rental property, this rule must be strictly adhered to and you will be asked to leave if you are found to have pets in the property. Where pets are allowed, they must not be allowed on any furniture and they must be confined to the ground floor. Under no circumstances are pets to be left alone in the property. You are requested to clean up pet hairs before you vacate.

Faults do occur from time to time. Please be patient. We cannot guarantee against them. We reserve the right to admit tradespeople into the property for necessary repairs and maintenance or for emergencies.

The Agent and the property-owner have the right to terminate the contract if these booking conditions are ignored to the detriment of the property, the property-owner, their employees or to neighbours of the property and local residents.

Neither the Agent, the property-owner nor the caretakers are liable for any loss, damage, expense, injury or death caused during your stay unless negligence by any of the above parties is proven.

Fisherhead parking permits are subject to loss, theft or may be temporarily unusable from time to time (due to changes in management or necessary roadworks to Fisherhead, for example). Please note that the parking permits are not included in the price of the property but are purchased by the owner as an extra facility for the holidaymaker. Neither the agent nor the property-owner is liable for parking charges that may be incurred if Fisherhead parking permits cannot be used during your stay.

****Disclaimer for Lower Robin Hoods Bay****

I appreciate that a typical cottage in Lower Bay will be around 400 years old, some having relatively steep, narrow staircases. Although fitted with handrails and/or grab rails, we will need to take due care when using these staircases. I understand these difficulties are typical of such cottages.

While we acknowledge that it may now be impossible to purchase travel insurance to cover epidemics and pandemics, we nevertheless strongly recommend that you take out cancellation insurance for other eventualities. We will not, however, be able to issue a refund if you have to cancel your holiday or if you are unable to travel for any reason, including the Coronavirus or any government restrictions regarding it. If you have paid any money towards a holiday that is affected by further lockdown restrictions, we will look to move that money onto new dates within 12 months of the holiday that you have missed (subject to change).

By agreeing to these conditions, it is assumed that you have read and understood them and have had the opportunity to seek independent legal advice.
