This stunning house is situated on Shell Hill, deep in the heart of the old village of Robin Hood’s Bay and offers 4 bedrooms, 2 bathrooms and an enormous dining kitchen. This is a rare opportunity to enjoy a holiday in a spacious and very elegant environment just 150 metres from the beach.You can book this property to arrive on a Monday or a Friday.

Whole-week bookings during peak times are Fri-Fri.

This property is available for 3-night weekends (Fri-Mon) or mid-week breaks of 3 or 4 nights (Mon-Fri or Mon-Thurs or Tues-Fri). It will also accept 2 night bookings during low and mid season, excluding school and bank holidays. Entrance

Kirkham House is located on Shell Hill on the Fisherhead side of the village. It is next door to the old church and across the path from the village museum. The entrance is from Shell Hill and the front door leads directly from the street into the very spacious ground-floor kitchen and dining room.
 

Ground Floor

The whole of the ground floor is given over to a beautiful and practical kitchen and dining room, perfect for family meals, games nights or just lingering long into the evening with a glass of wine after dinner. The fully-fitted and well-equipped kitchen has a large Smeg fridge-freezer, a double range cooker with 2 gas ovens, grill and 6-ring hob, a washer/dryer, an integrated dishwasher, microwave, toaster and kettle. The Belfast sink and granite-style work surfaces give this kitchen a quality feel and the large dining table will comfortably seat 8 people. If you've had enough of the table, you can sit out from the crowd and retire to one of the 2 leather armchairs in the room.
A staircase leads directly from the back of the kitchen to the first floor lounge and master bedroom......
 

First Floor

The delightfully elegant and spacious lounge stretches the width of the house and, being above street level, it provides a peaceful retreat from the bustling village and passers-by. The dual windows allow light to flood in and there are 2 deep red velvet sofas to sink into. There is an excellent selection of books and DVDs and even an upright piano if the mood takes you. 
Across the landing is the attractive master bedroom with a black metal frame bed, bedside tables and lamps, large free-standing wardrobe cupboard and a door that leads outside to the grassy bank on Fisherhead by the village museum. The en suite shower room comprises a tiled shower cubicle, washbasin and WC and a small window to the rear elevation.
A further staircase leads up to the second floor.....
 

Second Floor

The long landing provides access to a further 3 bedrooms and the family bathroom.
The first of the bedrooms is located at the front of the house. It has a vaulted ceiling and provides a metal-frame double bed with an original fireplace (non-working), a large wall mirror and a chest of drawers. 
The second bedroom is larger and also has a metal frame double bed with bedside tables and lamps, an original fireplace (non-working) and a large wardrobe. There is a window to the front aspect.
The fourth bedroom contains a set of white wood bunk beds and a chest of drawers. The window in this room looks out onto the grassy bank on Fisherhead at the back of the house.
Finally on this floor is the family bathroom which has a tiled floor and comprises a walk-in shower, wash basin and WC and a window looking out onto Fisherhead.
 

Outside

To the front of the house, and just outside the front door, is a bench which looks down Shell Hill and is equally perfect for an early morning coffee, a quiet read or an evening glass of wine. Although there is no other private space that belongs to Kirkham House, there is a good-sized and little-used communal grassed area between the side of the house and the old church. 

General

The overall feel of Kirkham House is one of quality and welcome spaciousness in such a compact little village. The rooms are elegant and uncluttered and there are some delightful and unusual pieces of furniture. Its location on the quieter Fisherhead side of the village provides a welcome retreat from the hustle & bustle of the village centre.
