The Hall is a magnificent Georgian Grade II listed house with 3 double bedrooms, mature lawned garden and private parking for 2 cars.The elegant interior combines spacious hallways and sweeping staircases with comfortable rooms and quaint charm. Peacefully located in the village of Low Hawsker, it is a perfect base from which to enjoy the beautiful North Yorkshire coast and moors, being just 3 miles from Robin Hood's Bay and 2 miles from Whitby.


Entrance

The Hall is approached down a private lane off the main road through Low Hawsker village. There is private off-road parking for 2 cars directly outside and the entrance to The Hall is at ground level with just a single shallow step up into the hallway.

Ground Floor

On entering the house, there is a hallway with 3 doors off. The first is to a very useful utility room, comprising a butler's sink, WC and washing machine. There is space here for hanging coats and storing boots and shoes.
A second door leads to one of the staircases and the third door leads into the main accommodation, starting with the delightful farmhouse kitchen. Fully-equipped and with a relaxed country style, the kitchen comprises a range cooker with a 5-ring halogen hob, 2 electric ovens, electric grill and extractor fan. There is a free-standing fridge-freezer, microwave, a pine breakfast table and matching pine hall table. The window to the front aspect of the house looks out onto the garden and the small breakfast patio.
On the other side of the kitchen, door leads directly into the dining room where there is a full-size dining table and 6 chairs. This cosy room has a decorative (but non-working) stove set in an inglenook fireplace with a comfortable fireside chair and a window looking out to the garden. Between mealtimes, this room makes for a lovely reading space or a quiet escape for one.
On the far side of the dining room, a door takes you into the spacious main hallway with a further staircase and a door leading out onto the lawned garden. Beyond the staircase is the large lounge with its panelled walls and window shutters. Dual windows provide a very light and airy space for daytime relaxation or evening entertainment. This room is fully carpeted and there are two large sofas, a large upholstered footstool and a leather armchair in which to settle down and enjoy the evening's entertainment from the 43" Smart TV (no live channels, just Netflix and other streaming services).

First Floor

The first floor is similarly laid out and is accessed by two staircases, one at either end of the house. The first staircase is in the entrance hall and accesses bedrooms 2 and 3. The second staircase accesses the master bedroom and the family bathroom.
The master bedroom is spacious, light and airy and benefits from two windows which overlook the garden. The panelled walls, ornamental fireplace and metal-framed double bed are reminiscent of past times. It benefits from an en suite cloakroom comprising a washbasin and WC. Ample wardrobes provide all of the storage space you could need.
Across the hallway is the large family bathroom with an elegant bathtub, a corner shower cubicle and washbasin. It is important to note that this bathroom is a Jack-and-Jill room, having access to it from 2 separate doors. The toilet is therefore separated and has its own lockable room within the bathroom!
From the bathroom, a second door leads directly into bedroom 2, furnished with a white metal-framed double bed with two bedside tables and lamps. Ample storage space is provided with a range of matching furniture including a double wardrobe, chest of drawers and a dressing table & stool. There is a pretty little Georgian window with a deep sill which overlooks the garden.
On the other side of this bedroom is a door which takes you out onto a small landing from which there is access to the third of the double bedrooms. This one has the benefit of a full en suite with a bath, WC and washbasin. The bedroom itself boasts delightful views over farmland and is a lovely bright & fresh room with windows to 2 aspects which flood the room with light.  A staircase from the small landing leads directly back down to the entrance hallway.

Second Floor

A single staircase between the master bedroom and family bathroom will take you up to the second floor where there is lovely fully-carpeted attic room with a Velux window, a 3-seater sofa with a 32" Smart TV with Netflix (no channels available), a DVD player and a selection of DVDs, books, games, toys. The room is fully carpeted but please note that, although surrounded by a banister, the top of the staircase is open and young children should therefore be supervised.

Outside

The front of the house faces onto a large, gently sloping lawn surrounded by hedges and mature shrubs. There are three separate seating areas in the garden from which to enjoy an early morning coffee, lunch or afternoon tea. The first is a small bistro table and 2 chairs on a pebbled area just outside the dining room window and perfect for a morning cup of tea. The second is a wicker settee and 2 chairs further up the garden by the summer house. Lastly, there is a large wooden table and 6 chairs towards the top of the garden for more formal al fresco dining for all.
The summer house will be available from Easter.

General

The Hall is a beautifully-presented house, both inside and out. It has an aura of elegance and spaciousness and retains some endearingly old features whilst fully providing for modern-day living. Unusually, the rooms on the two main floors are set horizontally, side by side, which makes for some quirky features such as the Jack-and-Jill family bathroom and dual staircases. Along with the large lawned garden and choice of outdoor seating areas, this property has to be first choice for a memorable spring or summer holiday with family or friends.

Locality

Hawsker and Low Hawsker are effectively the same village, separated by the A171 Whitby to Scarborough road.
The X93 Arriva bus route (between Whitby, Robin Hood's Bay & Scarborough) runs through Hawsker village. Buses are approximately half-hourly in the summer months.
There is a children's play park approximately 4-500 metres from The Hall.
The Hare & Hounds pub is 0.4 miles away and serves lunch and dinner.
In addition to The Cinder Track and the coastal path, there are lovely walks on designated footpaths from Hawsker village through local woodlands and fields
